The loan payment is only part of your budget. Put property taxes, homeowners insurance, any flood coverage, mortgage insurance and association fees beside principal and interest. A listing’s current tax bill or an online insurance estimate may differ from what you will pay after purchase.

Which purchase loan should you explore?

Prepare for a useful pre-approval conversation
- Set your boundaries. Identify your target purchase price, preferred monthly budget and available cash, including a reserve after closing.
- Describe your income. Tell the loan officer about employment, business income and any changes. Self-employed or seasonal income may need additional documentation.
- Bring the property context. Share the location, intended occupancy, property type and any known association fees.
- Compare the actual offer. Review the Loan Estimate, including loan costs, credits, cash to close and whether the rate is locked.
Documents help a lender verify your file. They are not a prerequisite for receiving a Loan Estimate when you have provided the application information required for one. The CFPB explains this distinction in its Loan Estimate guidance.

No. Pre-approval is conditional and remains subject to lender review, verification, property review and other conditions. Keep your income, assets and obligations current throughout the process.
Does a lower payment mean a less expensive loan?

Can I start before choosing a home?
You can discuss your goals and begin the pre-approval process before selecting a property. The final property and its costs still need review.
