RATE + LOCK
Confirm whether the rate is locked, how long the lock lasts, and which property, loan amount, occupancy, and assumptions it reflects.
APR
APR reflects the interest rate plus certain finance charges as an annualized measure. It is useful for comparison, but it does not represent every possible cost.
POINTS + CREDITS
Check whether you are paying points to reduce the rate or accepting lender credits that may correspond with a different rate.
CASH TO CLOSE
Review the estimated down payment, closing costs, prepaid items, deposits, credits, and any amounts that can still change.
MONTHLY TOTAL
Look beyond principal and interest to estimated taxes, homeowners insurance, mortgage insurance, HOA dues, and other housing costs.
